Price per Square Meter Calculator (Real Estate)

Divide a home or land price by its area to get the price per m², compare two properties and see the total value at a target price per m².

Version 1

Things to keep in mind:

  • Mixing gross and net m² gives misleading results; use the same area type for both properties.
  • Price per m² is not a valuation: floor, age, orientation, parking, title and zoning matter. Use a licensed appraiser for an official valuation.
  • Buying costs (title deed fee, commission, etc.) are not included in the price.

Calculator

Property details

TRY

Listing or sale price (total).

Gross or net area; use the same type when comparing (listings often state both).

TRY

Comparable price per m² in the area. If given, the total value of your area at that price is calculated; 0 skips it.

Second property (optional)

When on, the second property's price and area are requested.

After the first calculation, the result updates automatically when you change a value.

About this tool

The price per square meter is the total price divided by the area and is the standard way to compare homes or plots of different sizes fairly. Buyers, sellers and investors use it to see where an asking price stands against local comparables.

Formulas

  • Price per m² = Total price / Area
  • Area per 1,000,000 = Area / Price × 1,000,000
  • Difference = Second price per m² − First price per m²; Difference rate (%) = Difference / First price per m² × 100
  • Target total value = Target price per m² × Area; Target value − asking price = Target total value − Price
  • Amounts are rounded HALF_UP to 2 decimals.

Example 1

A 120 m² home priced at 4,500,000 costs 37,500 per m². A second 100 m² home at 3,900,000 costs 39,000 per m², 1,500 (4.00%) more. With a local comparable of 40,000 per m², the first home's target value is 4,800,000, which is 300,000 above the asking price.

Example 2

A 87.5 m² home priced at 2,350,000 costs 26,857.14 per m²; 1,000,000 buys about 37.23 m² at that price.

How to read the result

A positive difference means the second property costs more per m², a negative one that it costs less. A positive "target value − asking price" means the value at your comparable price is above the asking price, a negative one that it is below. These are arithmetic comparisons only; floor, age, orientation, title and zoning also drive price.

Gross and net areas differ; listings often state both. Compare using the same area type.

How to use

  1. Enter the price and the area (m²).
  2. Optionally switch on the comparison and enter the second price and area.
  3. Optionally enter a comparable price per m² for the area.
  4. Press Calculate.

Notes

Amounts are rounded HALF_UP to 2 decimals; percentages use the unrounded per-m² prices. Common-area share, floor, view, age, title type and zoning are not considered.
